The brief
A Victorian building on a private garden square a few minutes from Hyde Park, trading as a hotel. The square is one of the quiet Bayswater squares that sit between Paddington and the park: the kind of address that reads as residential even when the building is not.
What we did
We bought the building as a going hotel, obtained planning permission for conversion to residential apartments, and carried out the works ourselves. The conversion was designed for a single buyer rather than a flat-by-flat sale, so the building could be sold as one lot to an investor wanting a managed block.
The result
The entire building was pre-sold to an Italian investor for £5.5m in July 2012, some months before the works completed in October. We continue to manage the property on the investor’s behalf.
