An early love of buildings

Aldo grew up in Naples, a city where the buildings tell you who owned what, when, and how the money moved. He noticed them before he understood them. The understanding came later, in investment banking, where he learned to read a balance sheet, price a risk and sit through a long negotiation without needing it to end.

He brought that discipline with him into London property, and it shaped the firm he built. Arbitrage Group, founded in 2006, has only ever acted for the party acquiring or occupying. Not for sellers, not for landlords. In a market where nearly everyone is paid by the other side, that turned out to be a rare thing to offer.

Retail: what we do for brands

Store location strategy

Which street, which side, which neighbours, and in what order. Bond Street, Sloane Street, Mayfair, Marylebone, Covent Garden and Soho each say something different about a brand. We map the options against the brand’s position, its customer and its expansion plan, and give a clear recommendation.

Store and flagship acquisition

Identifying the premises, including those that are not being marketed; negotiating the lease, premium and incentives; and managing the transaction through to completion and handover for fit-out. Where a flagship requires assembling or consolidating adjoining units, we structure and run the whole process.

Reviews, renewals and disposals

Rent reviews and lease renewals for stores you keep; assigning, subletting or surrendering the ones that no longer fit; and reviewing a London portfolio so that the estate matches the strategy rather than the history.

Luxury and fashion houses

Prada · Miu Miu · Vivienne Westwood · Furla · Fausto Puglisi · E. Marinella

Contemporary and high-street brands

Brandy Melville · Liu Jo · Stefanel

Hospitality and leisure operators

Restaurant, café and bar groups, including a seven-site portfolio assembled across central London for a single operator.

Why occupier-only matters

Most retail agents in London are paid by landlords, and their advice is shaped accordingly. We do not take landlord instructions. When we tell a brand that a unit is wrong, or that the rent is high, or that the better option is a street it had not considered, there is no other client whose interest is being served.

Twenty years, mostly out of sight

Since 2006 the firm has acquired, developed and advised on more than £1.5 billion of property across Mayfair, Belgravia, Knightsbridge, Chelsea, Kensington, Notting Hill, Covent Garden and Soho: 500 or more homes for private clients, 26 development schemes from Mayfair to St John’s Wood, and flagship stores for Italian and European houses including Prada, Miu Miu, Vivienne Westwood, Furla and Brandy Melville. Roughly four in five of those purchases were never publicly marketed.

The transaction he is asked about most is 16 Old Bond Street. Prada wanted the building next to its store. It was not for sale, there was no agent and no listing; the work was in understanding the owner and building a proposition that was better for them than continuing to hold. It completed in December. He mentions it not because it was the largest deal but because it is the clearest example of how he thinks the job should be done.

Almost all of the firm’s clients arrive by introduction. For twenty years Aldo published nothing: no photographs, no opinions, not one line about a deal. The work is discreet by nature and clients prefer it so. He has started writing now, as he puts it, because twenty years on he thinks he has something worth saying.

Why buyer-side only

Most property agents in London are paid by the seller or the landlord. Aldo does not take those instructions. Acting only for the party acquiring or occupying means his advice on price, terms and whether to proceed at all is not shaped by another client’s interest.

It also changes what his relationships are for. The agents, owners and developers he has known for twenty years are a route to finding opportunities for buyers, not a channel for marketing stock.

How he works

A property is one line on a wider balance sheet. Aldo sits between the client’s private bank, tax adviser and solicitor so that their work points in the same direction, and he has described the role as that of a personal banker for property.

The purchase price, he points out, is the easiest number to see and one of the least complete; what matters is understanding what sits behind it. And sometimes the most useful thing an adviser can say is: not this one. Telling a client to wait costs him a fee. It is frequently the right advice.
