The brief
A Victorian building in poor condition, owned by a Middle Eastern family who had held it for years without spending on it. South Kensington, and deteriorating.
What we did
We bought the building and obtained consent to convert it into six apartments, adding a floor and a roof terrace. The additional floor is what makes a scheme like this work: the cost of the conversion is largely fixed by the existing envelope, so every square metre added at the top falls disproportionately to the bottom line.
The result
Sold for £9m. The building had been an income-producing asset run without ambition; what it needed was someone willing to argue for more of it.
