The brief
A Georgian house on a prime Mayfair address, sold by the executors of a family estate. Houses like this come up rarely and are usually gone before anyone hears about them.
What we did
We bought it and renovated it throughout. The gain in floor area came from three places, all of them argued individually with the listed buildings department: twenty-five square metres by extending the terrace, thirty by extending the basement, and eighty by taking a sub-basement underneath. In a listed Mayfair house that is a considerable amount of space to add, and none of it is visible from the street.
The result
Sold for £6.8m to the neighbour next door. That is often how these houses sell. The person who most wants a prime Mayfair house is frequently the person already living beside it, and they will pay for the certainty of knowing exactly what they are buying.
